JOB SUMMARY

Salary range: $75,000 - $85,000 annually.

Work location: Hybrid; Vancouver, WA.

Holland is seeking a detail-oriented candidate with an analytical mindset and approachable communication style. This individual will be joining a collaborative Revenue Management team with a supportive company culture, as a Revenue and Pricing Analyst, located in vibrant downtown Vancouver, Washington. The Revenue & Pricing Analyst is responsible for analyzing data and working with the Revenue Management team to establish and implement pricing based on market conditions and apartment availability in accordance with Holland Partner Group’s Core Values.

ESSENTIAL JOB FUNCTIONS

  • Collaborate with the team to establish and implement pricing based on market conditions and apartment availability.
  • Analyze data, draw conclusions, and make recommendations to maximize revenue performance.
  • Perform rental audits, analyze competitor’s rates and provide reports to Investment Management Team.
  • Conduct research and analyze data for reports, including standard and ad-hoc.
  • Generate reports, analyze results, and make recommendations to support the Revenue Management process.
  • Personally visit each Holland market with stabilized properties to remain up to date with current competitors and pricing factors.
  • Provide input into budgeting and forecasting process, including assisting in developing specific revenue management initiatives
  • Conduct market research and oversee the maintenance of historical pricing data.
  • Develop and implement analytical key performance indicators and recommendations to drive business results.
  • Ensure analytics are utilized when making pricing decisions to improve profitability while preserving the customer experience.
  • Facilitate group discussions on pricing and revenue management.
  • Proactively work with Operations team on pricing of apartments through weekly pricing calls.
  • Monitor benchmarks and key performance indicators related to both revenue and expense.
  • Discuss and promote the appropriate strategy for optimizing rent revenue for each community.
  • Effectively respond to pricing concerns and requests.
  • Perform market research and collaborate with the teams to determine position of properties relative to the market.
  • Monitor and review market trends and data and apply to revenue management decision.
  • Ensure revenue management best practices are followed for new lease and renewal pricing.
  • Identify and resolve pricing, revenue management, and asset management issues.
  • Represent Holland Partner Group in a professional manner at all times.
  • Conform to company apparel standards and set a positive example for all Associates.
  • Perform all other duties as directed and assist the overall team effort in any way possible.

JOB REQUIREMENTS

Education:  Bachelor’s degree in finance, economics, business, or related field required.  Equivalent work experience may be considered in lieu of a Bachelor’s degree.

Experience:  Minimum two years’ experience in financial analysis, revenue management, or related field required. Prior multi-family or hospitality industry experience strongly preferred and may be considered in lieu of one year experience.

Knowledge, Skills and Abilities Required:

  • Strong knowledge of product/service pricing. YARDI and LRO experience preferred.
  • Demonstrated high level of proficiency with Microsoft Office.
  • Exemplary analytical, organizational, and interpersonal skills
  • Ability to handle confidential information in a discreet, professional manner.
  • Ability to analyze complex data and effectively communicate
  • Ability to accurately perform multiple tasks in a complex and fast-paced operating environment.
  • Ability to understand and clearly explain complex analysis.
  • Strong verbal and written communication skills.
  • Ability to accurately perform basic to intermediate mathematical functions.
  • Demonstrated ability to work on multiple projects simultaneously.
  • Ability to work effectively with all levels of employees while inspiring respect and credibility.

Attendance: This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs.  Additional hours or flexible schedule may be required. 

This position also requires:

  • Occasional travel and overnight stays.
  • Ability to lift or move up to 20 pounds.
  • Hearing and visual ability to observe and detect signs of emergency situations.
  • Fluency in English both verbally and non-verbally.
